Hospital Bidding & Lifecycle Brighton

Client: Kajima Partnerships Ltd and Integral UK Ltd – The Royal Alexandra ‘The Ark’ Children’s Hospital PFI

Services: Hard FM Bidding and Lifecycle Services

Sector: Healthcare

Location: Brighton, East Sussex

Role Summary:

In January 2003 we were asked to provide Hospital Bidding and Lifecycle Services to the SPV and latterly to the FM company on this award-winning hospital development. The hospital was unique in its design (by BDP), due primarily to its strong focus on children and the restricted site footprint available. This gave a lead to the increasing sized floor plates further up the 8 stories of the building, matching the coastal location and the overall floor area covers some 15,000m2. Due to its shape, it was christened the ‘Ark’.

Our work was at PITN, FITN and PB stages of the procurement process and the bid was won and is now fully operational having opened in May 2007.

Services

Our Hospital Bidding and Lifecycle Services include; method statement and service plan development, FM costings and lifecycle modelling. We were leading on FM for the consortium and therefore there were many other bidding duties to fulfil for example; bidding strategy, design coordination and FM interface, Payment Mechanism advice and medical equipment analysis.

When the consortium achieved preferred bidder, our role converted more to a negotiations service and we worked very closely with the SPV until financial close was reached.
